THE BUYING PROCESS

Before the Contract:

  • Getting to know our clients:

    • We get to know each and every new client that we meet.  They tell us what they are looking for in a home, and where they would like to live.  If ​you have not done so already, our team can put you in touch with the best mortgage professionals in the area to get pre-approved.  Once the budget is set, we use your wish list to narrow down your home search.

  • Home Search:

    • We will send you links to all the homes that meet your desired criteria in the neighborhoods you​ want.   The information you will see comes directly from the ENYRMLS, and always includes the latest and most accurate information. Our team can schedule private tours of the homes and will walk you through the properties answering any questions you may have.

  • Offer:

    • Once you find the right home for you, our team will analyze the local market, research​ comparable properties, and give you a professional opinion on the true value of the home.  We will then draft and deliver your offer.

After the Contract:

  • Attorney Approval:

    • Once the seller accepts your offer you will need a real estate attorney to review and approve the contract​.  If you don't already have an attorney, we can recommend one of the many qualified attorneys we've worked with in the past.

  • Contingencies:

    • Mortgage contingencies, government approvals, and inspections are just a few of the hurdles that may need to be cleared before you are ready to close on your new home.  We can explain what these steps are, why they are important, and walk with you through them every step of the way.

  • Closing:

    • The big day everyone has been waiting for.  We can conduct a final walk through of the property with you just prior to closing to ensure that everything is in order​ in the home.  Your lawyer will explain the closing documents to you and guide you through the closing before you can go home to your new house!
